Plans to deliver the final phases of the Le Squez Regeneration Master Plan have been approved by the Housing Minister, and applications will shortly be made for planning permission.
This will see the completion of the regeneration project, one of the most significant development projects undertaken by Housing and one which will provide better homes and create a stronger community environment.
The project will maximise the use of the space for the development of 137 high-quality and sustainable new affordable homes, replacing 105 properties that currently fail to meet the decent homes standard, which the Housing Minister has committed to achieve for all States homes within ten years.
Housing Minister Deputy Andrew Green MBE said “The regeneration programme at Le Squez is a very exciting project. It is about more than just delivering new homes, it is also important to note that we are making some significant social and environmental improvements that will make the estate a much nicer place to live.”
The final stage of the development will see the work broken into two phases, the first phase will deliver 21 new units which will include two- and four-bedroom rental homes along with a new purpose-built three-bedroom disabled unit. This phase of development should commence on site in October 2014, subject to the States approving the funding as part of the Budget debate on 4 December 2013.
Independent living
The second phase will deliver 115 new rental homes and a new five-bedroom group home to be operated by the Health and Social Services Department. This new facility will allow adults with special needs to live independently in a supported home environment which maximises their independence.
Health and Social Services Minister Deputy Anne Pryke said “We are really pleased that the Housing Department are including this new group home in their development. Group homes are essential for ensuring people living with disabilities are able to live independently within the community whilst being able to access the services and support they need without feeling isolated.”
A key element of the project will be increased safety and improved access to nearby community facilities. For example, a direct pedestrian link and path will connect Samares School to FB Fields providing easy access for lessons and a safe pedestrian route for children. Roads running through the estate will be closed to through traffic – improving safety and the environment for all.
Residents of the regenerated area will be able to enjoy better amenities which will include new play facilities for children.
The regeneration scheme is part of a long term project that has already seen a number of milestones achieved at Le Marais and Le Squez including the sale of 81 affordable homes to former tenants. All redevelopment at Le Marais has been completed and the first three phases of Le Squez are also finished, where most recently 60 new homes were developed in Phase 2a and Phase 2b. An additional 24 homes in Phase 2c are under construction and due for completion in June 2014.
