Description

Access to the property is via the staircase block adjacent St Ewolds main entrance.

The property has electric radiators and double glazing windows.

Lower Floor

Entrance door into hallway, shower room (approximately 1.7 metres by 2.3 metres) off hallway, open plan lounge, kitchen and dining area (approximately 2.7 metres by 5.4 metres) off hallway. There's a patio door from the lounge leading out to balcony providing outside space (approximately 2.6 metres by 1.5 metres). 

In the hallway there's the staircase leading up to the upper floor.

Upper Floor

There's 1 bedroom (approximately 2.7 metres by 5 metres) with built in wardrobe and storage.

Parking

There's 1 designated parking space is available in the St Ewolds car park for the property.

Lease term and conditions

3 year term and Entitled residential status needed.

Pets are subject to Parish approval.

Rent, deposit and fees

The rent is £900 per month (£10,800 per annum) payable by direct debit only. The rent is reviewed annually and increased in line with the cost of living.

A deposit of £900 is needed to cover any breakages, losses and damage caused to the premises. The deposit will be held in the “My deposits Jersey” Tenancy Deposit Scheme and will be returned to the Lessee at the termination of the lease, subject to the condition of the property.

In addition to the rent the tenant will be responsible for:

  • Parish Rates
  • electricity (which will be transferred into the tenant’s name)
  • water (which will be re-charged to the tenant by the Parish based on the number of people living in the property)

Restrictions

The property forms part of the Parish residential home and there's currently ongoing refurbishment work being undertaken to the Care home. The tenant is to be mindful that there maybe some disturbances due to the ongoing refurbishment work.

The prospective tenant is to be aware that they must allow access to the property for the Parish appointed contractors to undertake some key works as part of the on-going refurbishment of St Ewolds. This will be pre-arranged with the tenant for:

  • contractors to access the flat to install a new wireless fire detection system. Access into the property must be provided by the lessee
  • the contractor to access the property to complete the sprinkler system installation

The tenant will behave in a manner that is conducive to living adjacent to a residential home, failure to do so will result in the lease being terminated.

The Parish is not responsible for the existing or any new flooring.
