This report has been prepared by Jersey Heritage as part of its responsibility under a Service Level Agreement to provide reports and recommendations to the Minister for Planning and Environment on the architectural, historical, archaeological and other significance of buildings and places.
The assessment undertaken and the recommendation given in relation to the above building and place is made under the auspices of Article 51 of the Planning and Building (Jersey) Law, 2002; and the criteria for the listing and grading of heritage assets adopted and published by the Minister for Planning and Environment.
The report also includes the views and advice offered by the Listing Advisory Group in relation to the assessment of this building and place.

Special interests of the site
Historic interest
The building illustrates significant aspects of Jersey’s social, economic and cultural history.
The original cottage is an early form of single-storey fisherman's / vraicers cottage of now rare type which is a significant component of Jersey's built heritage. Research suggests circa C16 / C17 origins. Later extensions of similar scale and local materials. Shown on Richmond Map 1795.
Architectural interest
The building is of special interest for its early design – this interest enhanced by the contribution of the building to its coastal setting.
Core of property is original single storey, 3 bay cottage. Rubble granite walls with substantial squared quoins and granite chimneystacks to gables (now rendered and painted), with thatch dripstones. Original steep pitch of roof evident in west gable. C18 and C19 extensions added in phases to north and east, all in rubble granite with brick dressings to openings.

Statement of significance
The building is of special public and heritage interest to Jersey, being a good example of an early building type; but defined particularly for its exterior characteristics and contribution to Jersey’s landscape.
An early form of single-storey fisherman's / vraicers cottage of circa C16 / C17 origins (with later extensions) which retains external character and contributes to the scenic value of Ouaisne bay.
Advice offered by MLAG (and others if stated)
MLAG agreed the grading of this building at their meeting on 12/11/2012. Members agreed that the building scheduled in this report should be a Listed Building (Grade 4).
