New rental homes to be built in St Brelade

24 April 2013

The Housing Department has issued a tender to build 35 two bedroom apartments at Belle Vue in St Brelade.

Following a pre-qualification process, five local contractors have been invited to tender for the project. The site will see the construction of four new two and three storey blocks of apartments along with the associated roads, parking and landscaping.  All the new homes will be for rental.

Community engagement

Hoarding has already gone up around the site and local schools are being given the opportunity to paint murals on the panels to encourage community engagement and brighten up the area during construction.

It is anticipated that a successful contractor will be onsite in July this year, with the properties available early in 2015. Before work starts there will be an ecological study to protect resident wildlife and comply with planning conditions.

Fiscal stimulus

The Housing Minister, Deputy Andrew Green, said “The development of the Belle Vue site is an important step forward in the provision of homes which meet the requirements of modern households.

"We are working very closely with the Treasury Minister to ensure our programme of works not only provides a steady stream of new homes over the coming years, but helps to support the local construction industry.”

Decent Homes standard

These developments support the Housing Minister’s policy of delivering new affordable homes and ensuring compliance with Decent Homes Standards within ten years. This will be the fourth new build project for the Housing Department this year with work starting at Phase 2c Le Squez, Journeaux Street and Langtry Gardens, as well as Belle Vue.

The Minister added “My proposals for social housing reform highlight this as a key area of focus. The incorporation of the Housing Department into a wholly States owned Housing Management Company will allow us to continue with our programme of improvements to achieve the Decent Homes Standard.”
