Historic interest
Late 1840s house with outbuildings. The house was built by Josué Noel on land purchased on 28 November 1846; the Godfray map shows a property on the site owned by J Noel in 1849.
Architectural interest
The house is 3-bay, 2-storey - stucco scored with imitation ashlar and quoins. There are Upvc windows throughout and a modern enclosed porch to the front door. The hipped slate roof has a pair of cement rendered brick chimneystacks. There is a lower single-bay ‘dower’ wing to the east with a pitched slate roof. Adjoining to the west of the house is a later 19th century brick outbuilding. A large granite boundary wall runs along the west side of the property - the brick gable of the outbuilding showing above. There is a small front garden with boundary wall of rubble granite and brick copings.
Scenic interest / group value
The house sits in a prominent roadside position and makes a positive scenic contribution when viewed from the south and east. The west views are blocked by a very large boundary wall.
Advice offered by MRLAG (and others if stated)
The group discussed the site at its meeting on 9 February 2009. Members noted that the house largely retains its external historic form, but that the building has a rather plain character and the loss of original windows and the addition of an unsympathetic modern porch has reduced its interest. It was also agreed that the scenic value of the property is partly compromised by a very large boundary wall that presents a blank west elevation.
Jersey Heritage recommendation
The property is of modest architectural and historical interest and does not merit registration.
Justification relating to criteria
The house is of some historic interest as a late 1840s property and does retain its historic form. However, the house has a rather plain character and it is not of significance for its architectural design - the loss of all historic windows and the addition of an unsympathetic modern porch further impacting on its architectural interest.
The scenic value of the property is partly compromised by a very large boundary wall that presents a blank west elevation.
