Changes to the planning law to allow people to do more without permission have now been approved and will come into force on 1 January 2017.
The Minister for the Environment has reviewed the law for permitted development and following public consultation, has agreed further minor changes to the law concerning non-listed buildings. From the New Year, you don’t need planning permission for the following:
• To replace a conservatory roof on houses and flats in any material or installing retractable awnings at ground floor level
• Installing security cameras on buildings, on condition that the field of vision doesn’t extend beyond the boundaries of the land where it’s sited
• Retractable awnings at ground floor level in day care and school buildings for children’s sun protection
• Replacing all gutters, drains and other rainwater goods, verges or fascia boards
• Installation of electricity meter boxes
• Satellite dishes to the rear up to 1.2m diameter
• Improve, resurface or maintain private ways
An additional change will come into force regarding field shelters for livestock on agricultural land. The Minister, Deputy Steve Luce is concerned about the loss of good quality farming land and the changes to the law will reflect this. From January 1, enclosed stables will need planning permission, but temporary open-sided field shelters for livestock won’t need permission.
A further set of changes about listed buildings is under consideration. Because of the range of views about listed buildings, Deputy Luce has consulted further on this matter and changes will be proposed in the New Year.
The changes introduced in the New Year won't affect building permissions which will still apply in the usual way.
