Planning permission
A planning application for installing a kitchen or bathroom within your existing property is generally not required unless:
- your property is registered as a listed building or place (LBP) or a potential listed building or place (pLBP)
- it creates a seperate dwelling unit or flat
If you do live in a listed building you may require permission for any alterations depending on the level of grading attached to the property.

Work to refit a kitchen or bathroom with new units and fittings does not generally require building approval, although alterations to underground drainage will require bye-law approval.
If a bathroom or kitchen is to be provided in a room where there wasn't one before, building bye-laws approval is required to ensure that the room will have adequate:
- ventilation
- drainage
- structural stability
- electrical saftey
- fire safety
