Gas and oil storage tanks (permissions)

​Planning permission

Planning permission is not required for the installation of a gas or oil storage tank at your house or flat as long as it meets the requirements below:

  • the tank is not placed in front of a principal elevation (principal elevation is any elevation or wall of a house that faces and is within 20 metres of a public road)
  • the tank will not cause an obstruction to the view of a person using a road at or near a bend, corner, junction or intersection and
  • work in placing the tank does not involve the formation or widening of a means of access to a road and
  • the tank does not have a capacity of more than 3,500 litres where it is to serve a dwelling or
  • the tank does not have a capacity of  more than 7,000 litres where it serves one or more flats
  • the tank is no higher than 2.25 metres above ground level
  • the property is not registered as a listed building or place (LBP) or a potential listed building or place (pLBP) or is in a conservation area (CA) and
  • where excavation is involved the land does not fall within an area of archaeological potential (AAP)
  • no previous planning permit stated that permission is required

Making an application - planning

Building permission​

You will not require building permission to install or replace a fuel oil storage or liquid petroleum gas (LPG) storage tank provided that:

  • the oil storage tank has a storage capacity of 90 litres or less
  • the LPG storage tank has a storage capacity of 150 litres or less 

Where the tank you wish to install has a greater capacity than stated above you can proceed with the installation or replacement without building permission provided you employ a registered technician.

Approved technicians include:

  • OFTEC registered technicians for oil boilers (Oil Firing Technical Association registered installer)
  • Gas safe registered technicians for gas boilers 

Both Gas safe and OFTEC technicians are approved to carry out such work without making an application, provided they notify the department via their registration body of the work done. You should also be provided with a certificate from the technician's registration body confirming the work has been done in accordance with the  bye-law requirements aimed at ensuring the appliance operates safely.

What if I want to use a non-registered installer to undertake the work?

If you employ an installer who is not registered with OFTEC or Gas safe, you will need to make a building application and provide details of works so that safety checks can be made.
